St. John’s Real Estate: Listings = 181 Sales = 86 Sales/Listings Ratio = 48%

Average sale price for a home in St. John’s: $319,995 for the month of November and the 12 month average $329,946

Mount Pearl Real Estate: Listings = 26 Sales = 21 Sales/Listings Ratio = 81% Average Sale Price (12 month average): $293,546

Paradise Real Estate: Listings = 42 Sales = 28 Sales/Listings Ratio = 67% Average Sale Price (12 month average): $353,807

East Extern Real Estate: Listings = 38 Sales = 18 Sales/Listings Ratio = 47% Average Sale Price (12 month average): $370,807

Conception Bay South Real Estate: Listings = 42 Sales = 23 Sales/Listings Ratio = 55% Average Sale Price (12 month average): $308,911

Trending again for November, the St. John’s Real Estate Market has a year to date increase in listings of 10% and a decline in sales of 7%.  It’s a buyers market currently in Newfoundland but there are still areas where houses sell FAST, and for top dollar.  St. John’s overall has a fairly balanced sales to listings ratio (48%) This means that for every 2 houses listed, one house sells.

The Newfoundland economy is still moving forward. Newfoundland came out on top in terms of business confidence in Canada at 74.7 earlier this month. Business continues to boom here! So will the real estate market as we move into 2014.

St. John’s Real Estate: Listings = 253 Sales = 116 Sales/Listings Ratio = 46%
Average sale price for a home in St. John’s: $334,733 for the month of July and the 12 month average $324,261

Mount Pearl Real Estate: Listings = 53 Sales = 29 Sales/Listings Ratio = 41%
Average Sale Price (12 month average): $292,683

Paradise Real Estate: Listings = 67 Sales = 39 Sales/Listings Ratio = 58%
Average Sale Price (12 month average): $339,839

East Extern Real Estate: Listings = 60 Sales = 23 Sales/Listings Ratio = 38%
Average Sale Price (12 month average): $364,327

Conception Bay South Real Estate: Listings = 51 Sales = 36 Sales/Listings Ratio = 71%
Average Sale Price (12 month average): $304,849

The overall housing demand was lower during the second quarter of 2013 with recent price growth and higher inventory (up 13% from this time last year) creating a dampening effect on sales of both new and existing homes throughout the St. John’s area. As a result, the strong local economy failed to increase housing demand relative to the same period a year ago.

St. John’s Newfoundland Real Estate July MLS Stats

As expected the real estate market for St. John’s and surrounding areas noticed a little slow down in July.  Housing inventory appeared to be on the rise as well as the number of price reductions.  The number of listings are up 4% this year compared to the same time last year and the number of sales are down 10%.  Personally I think this is a little “blimp” in the market and should be no cause for concern.  Majority of the houses sold in and around St. John’s were in the $260,000 to $349,900 range.  There have been 6 houses that sold this year over the 1 million figure.

Total # of new MLS Listings [July] =1054 (based on residential stats)

Total # of Sales [July] = 522

Number of Active Listings in the NLAR MLS System (ALL of Newfoundland) = 3937 (residential only)

Here is a break down by area for the month of July

St. John’s Real Estate: Listings = 199   Sales = 118  Sales/Listings Ratio = 59%

Average Sale Price is St. John’s: $281,912 for the month of July and the 12 month average $256,553

Mount Pearl Real Estate: Listings = 28 Sales = 22  Sales/Listings Ratio = 79%

Average Sale Price (12 month average): $226,224

Paradise Real Estate: Listings =64 Sales = 51 Sales/Listings Ratio =80%

Average Sale Price (12 month average): $278,293

East Extern Real Estate: Listings = 43 Sales = 32  Sales/Listings Ratio = 74%

September Newfoundland Real Estate Stats

The monthly Newfoundland Real Estate MLS housing price break down is showing an increase of 6% in listings this month and an increase of 27% in home purchases.  Year to date, listings are up 1% and sales up 13% compared to this time last year.  Properties sold in St. John’s in the $180,000 to $350, 000 range have doubled in number of units sold.

Total # of Sales [Sept] = 606

Number of Active Listings in the NLAR MLS System = 2587

The average price of a home in the St. John’s Real Estate market is now $183,929 year to date for 2008.  Compared to $165,813 9YTD) for 2007.  Remember this is for ALL Newfoundland (nlar.ca)  Prices are closer to the $200,000 average in St. John’s, Mount Pearl and surrounding areas.
